Water feature care for property managers and owners
Scheduled service, board-ready reporting, emergency dispatch and phased reconstruction for properties where the water feature is part of the brand.

One vendor for the whole water feature
Most commercial water features end up with three vendors: a pool company for the pump, an electrician for the lights, and a landscaper who scoops leaves. Nobody owns the water. Koi Pros services the entire system, mechanical, electrical, biological and structural, and reports on it monthly so your manager, board or owner knows what's happening and what's coming.
What every commercial account includes
- Scheduled service with a consistent crew and a single point of contact
- Monthly photo reports: water readings, equipment status, work performed, recommendations
- Emergency dispatch with priority for maintenance clients
- Certificate of insurance, W-9 and vendor packet on file
- Equipment life and replacement-cost input for reserve studies and capital budgets
- Design, phased reconstruction and resealing when a feature reaches end of life
How commercial pricing works
Maintenance is quoted as a fixed monthly fee per feature after a site assessment, based on water volume, equipment, fish load, access and how often the property wants a crew on site. Repairs and renovations are scoped and priced in writing before work starts; nothing gets added to an invoice that wasn't in the scope. Multi-feature properties and portfolio accounts (several communities under one management company) are priced per feature with a route discount. Emergency calls for maintenance clients are dispatched the same day and billed at the agreement rate, not a premium.
Reporting your board or owner can use
Every visit ends with a short report: water readings (pH, ammonia, nitrite, nitrate, temperature, dissolved oxygen where it matters), equipment status, work done, photos, and anything that needs a decision. Monthly summaries roll those up with a 12-month equipment outlook so pumps, UV lamps, media and liners show up in the reserve study before they fail. Reports go to the manager, the board or the owner's rep in whatever format their system wants.
