    Common renovation scopes

    • Add bottom drains and gravity-fed filtration to a skimmer-only pond
    • Deepen and reshape for koi; remove shelves that harbor algae and predators
    • Replace failed liners or reseal concrete shells

    Commercial reconstruction

    HOA lakes, hotel display ponds and office-park water features built in the 80s and 90s are hitting end of life. We rebuild them in phases so the property stays presentable, with fish and plants held on-site.

    What drives the cost

    Renovation usually lands at 40–60% of a new build when the location and shell are sound. Filtration retrofits and deepening are the big line items; liner replacement, waterfall rebuilds and electrical upgrades are priced per scope. Commercial reconstructions are quoted in phases.

    Leaking or splashing falls rebuilt with proper weirs, liner terminations and rock setting.

    Pond-to-pondless conversions

    Fish rehomed, basin rebuilt in the existing footprint, falls reused.

    Pool-to-natural-pond conversions

    Unused pools converted to planted natural ponds or koi ponds with new filtration.
